When you think about checking on a home, the obvious things probably come to mind first: the air conditioning, doors and windows, the kitchen, and maybe a quick walk around the exterior.
But some of the places most likely to hide a developing problem aren’t the places we naturally think to look.
In Southwest Florida, heat, humidity, heavy rain, pests, and long periods of an unoccupied home can turn a small issue into a much bigger one. That’s why it’s important to look beyond the obvious.
Under the Sinks
When was the last time you actually looked underneath every sink in your home?
A slow plumbing leak may not be noticeable from above. Underneath, however, you may find dampness, staining, warped cabinetry, an unusual odor, or other signs that something isn’t right.
Kitchen, bathroom, laundry, and wet-bar sinks all deserve a closer look.
Inside Closets
Closets are easy to overlook, especially when a home is unoccupied.
They’re also enclosed spaces with limited airflow, making them important places to check for excess humidity, musty odors, moisture, or signs of pests.
Don’t just open the door. Look along the walls, ceilings, baseboards, shelving, and around stored belongings.
The Laundry Room
Your washer and dryer may not be running while you’re away, but that doesn’t mean the laundry room should be ignored.
Water supply lines, drains, utility sinks, and connections can all develop problems. The area behind and around the washing machine is particularly easy to forget.
A quick inspection can sometimes reveal moisture before it spreads into surrounding flooring or walls.
The Garage
Southwest Florida garages experience plenty of heat and humidity, and they’re often one of the least frequently inspected areas of the home.
Look around doors and windows, along walls and floors, and behind stored items. Garages can also provide clues to pest activity or water intrusion following heavy rain.
The Lanai
It’s easy to glance through the sliding doors and assume everything is fine.
But screens can tear, drains can become blocked, furniture can shift, and wind-driven rain can leave behind debris or moisture.
Taking the time to actually walk the lanai and look around can reveal things you wouldn’t notice from inside.
Guest Bathrooms
A bathroom that no one is using may seem like the last place you’d expect a problem.
Small leaks around toilets, supply lines, sinks, or fixtures can go unnoticed precisely because no one is regularly using the room.
Check around toilets, underneath vanities, and along the flooring for moisture, discoloration, or anything that has changed.
Ceilings, Corners and Baseboards
Sometimes the first sign of trouble isn’t at eye level.
A new ceiling stain, bubbling paint, discoloration near an air vent, a darkened corner, or a change along a baseboard can be an early indication of moisture or another issue that deserves attention.
When a home is checked regularly, knowing what has changed can be just as important as knowing what is there.
A Good Home Check Goes Beyond the Obvious
A home can look perfectly fine when you first walk through the door while a small problem is quietly developing somewhere you rarely look.
That’s why a thorough home check should involve more than turning on a few lights and making sure the air conditioning is running.
